Art Deco out front, a hidden Burle Marx garden behind.
Landmark buildingEdifício Biarritz stands at Praia do Flamengo 268 and is the most talked-about Art Deco apartment building in Rio. Started in 1940 and finished in 1945, the façade shows the style's rounded, double-curved balconies and gold-toned flower-shaped railings that French-influenced detailing brought to the tropics. Tucked behind the building is a private garden laid out by Roberto Burle Marx, hidden from the street.
Apartments run around 300 m² with three bedrooms, wide wraparound verandas, and views over the bay across the Aterro do Flamengo. Stock is limited, families tend to hold for generations, and the few resales usually come through specialist brokerages rather than the open listings.
Address: Praia do Flamengo 268, Flamengo, Rio de Janeiro
Work began in 1940 on the then-young Praia do Flamengo. Architects Henri Paul Pierre Sajous and Auguste Rendu, both connected to the late French Artistic Mission presence in Brazil, ran the project, translating European Art Deco into a tropical setting through their choice of materials, the geometry of the balconies, and the orientation toward Guanabara Bay.
Finished in 1945, the Biarritz quickly became the reference point for the Flamengo beachfront, with its interior garden by Roberto Burle Marx mirroring his public work along the avenue. It has been residential without interruption ever since, and Rio's architectural-heritage writing lists it among the city's landmark Art Deco buildings.
