The site covers more than 370,000 m² of gardens, woodland and internal streets, with the lagoon and the mountains as the backdrop. Homes here are large by any standard: mansions typically run from around 700 m² up to 2,000 m², usually with four to six suites and generous outdoor areas.
Day to day it works like a small private district. There is a shared leisure core with tennis and multi-sport courts, a gym and a preserved grove, and the whole perimeter runs on 24-hour monitored security. Buyers tend to be people who want a standalone house with land — something the Zona Sul almost never offers — while staying ten minutes from BarraShopping and the beach.

The condominium belongs to the generation of large master-planned gated communities that filled in Barra da Tijuca as the neighborhood grew westward along Avenida das Américas from the late 1970s onward. Where Barra's first wave (Nova Ipanema, Novo Leblon) mixed towers and houses, Santa Mônica Jardins was laid out as a pure house condominium on oversized lots, and it became one of the addresses footballers, television personalities and business owners reach for when they move to Rio.
Its most famous lot belongs to Ronaldinho Gaúcho, who assembled five and a half plots into a single 4,250 m² compound with a private football pitch — a fair summary of what the condominium allows that almost nowhere else in Rio does.
