Landmark buildingMaison du Soleil sits on one of the most-photographed stretches of Avenida Delfim Moreira, Leblon's beach avenue, between Posto 11 and Posto 12, with the sand right out front. It runs eleven floors with just two apartments per floor — large layouts and one of the lowest unit counts of any building on the avenue.
Ownership leans toward multi-generational Leblon families and senior executives who keep the apartments as full-time homes. Turnover is rare; when something does list, it tends to be a quiet, high-ticket sale.

Completed in 1974, during the building boom that followed the city rules allowing taller construction along the Zona Sul beachfront. The two-per-floor format signaled early on that Leblon would settle into a lower-density, higher-price pattern than the towers rising in Copacabana at the same time.
The building has kept its original architectural character since it opened. Common areas and the façade have been refreshed over time, and security now runs 24/7 access control with cameras, alarms and visitor screening.
Within 160 m of Edifício Maison du Soleil, public listings from July 2026 showed 12 apartments for sale. Asks went from R$ 2,850,000 for a 104 m² three-bedroom up to R$ 8,800,000 for a 260 m² four-bedroom. Median: R$ 5,845,000 a unit and R$ 30,104 a square meter. The middle half sat between R$ 24,012 and R$ 33,607 per m².
Of the 12, 7 were three-bedroom apartments of 96 to 295 m². A parking space came with 12 of the 12. Condo fee plus IPTU: median R$ 6,526 a month.
Compared with Secovi Rio's Leblon figure of R$ 24,939/m² (December 2025), the R$ 30,104 median near Edifício Maison du Soleil is 21% above it. Antero de Quental / Leblon station sits roughly 300 m from the door as the crow flies.
