Landmark buildingThe Marina Palace tower rises at Avenida Delfim Moreira 630, directly across from Praia do Leblon. For decades it was the tallest thing on the avenue and the only true high-rise hotel on Leblon's beachfront — a fixture of the skyline you see in almost every photograph taken from the Mirante do Leblon.
The building closed as a hotel in 2017 and sat dark for years, an unusual sight on Rio's most expensive avenue. It has since been acquired by the investment manager Catuaí Asset, and Four Seasons announced the property as its first hotel in Rio de Janeiro, with renovation of the façade, full interior modernization, ocean-view rooms, a rooftop pool and spa, and opening targeted for 2029.

The Marina Palace opened in the 1980s alongside its smaller sibling Marina All Suites a block away, and for roughly 37 years it was Leblon's flagship hotel — the default address for touring musicians and visiting executives who wanted the quieter end of the Zona Sul beachfront. It was operated by BHG (Brazil Hospitality Group) until closing in 2017.
The Four Seasons conversion, announced in 2025, will put an international five-star flag on Leblon's beachfront for the first time — a meaningful marker for the neighborhood, which has always been residential-first.
