Landmark buildingPrincesa da Lagoa sits at Av. Epitácio Pessoa 3930, on the lagoon-edge avenue that loops around Rodrigo de Freitas with Corcovado rising behind it. Apartments range from compact two-bedrooms around 90 m² up to larger five-bedroom plans near 145 m², each looking out onto the lagoon, the line toward Sugarloaf, or the Corcovado backdrop.
Lagoa is the calmest of Rio's mid-luxury neighborhoods, and it buys you more floor space than the beach districts at the same price, with the 7.5 km lagoon loop right outside. Princesa da Lagoa is one of the better-known buildings on the avenue and a regular in broker rotations for buyers who fit this profile.

The building was finished around 1980, as the Epitácio Pessoa lagoon-front avenue was being built up. It has stayed residential for more than four decades, with infrastructure renewed over time, including the piped-gas retrofit common to the 2010s.
Renovations to the common areas have kept within the original look of the building. Its defining feature has always been the wraparound band of views over the lagoon and toward Corcovado.
