Rio's priciest Lagoa launch yet.
Landmark buildingL'Unique Lagoa is a planned trophy building on Avenida Epitácio Pessoa, right on the Lagoa Rodrigo de Freitas. The design calls for just twelve apartments — two per floor at 340 m² each — topped by a single 600 m² duplex penthouse. On a per-square-metre basis the pricing sits far above the Ipanema average and lands in the same band as Leblon's Delfim Moreira beachfront, which makes it the most expensive launch Lagoa has ever seen.
The project pulls together two adjacent lots: the site of a 1930s mansion that was heritage-listed in 2002 and later removed from protection, plus the neighboring parcel that once held Chico's Bar. The land belongs to the Haddad family. As of late 2025 the land deal had not closed, so this is still in the development stage rather than under construction.

For decades the terrain held a 1930s mansion, one of the last single-family homes left on the Lagoa waterfront. It was given heritage protection in 2002, and in 2025 Brazil's Supreme Court lifted that protection, opening the door to new construction.
The neighboring lot is where Chico's Bar, a long-running Lagoa restaurant, used to operate. L'Unique Lagoa combines both parcels into one development owned by the Haddad family — the line behind the old Fábrica Bangu textile mill. Architect Paulo Guimarães is handling the design, with a lobby panel referencing the Bangu factory and decorative touches drawn from the Lagoa setting: fishing nets, oars, Cristo Redentor and the Dois Irmãos peaks.
