Edifício Seabra

The 'Dakota Carioca' — Praia do Flamengo's heritage landmark.

Landmark building

About the building

Edifício Seabra stands at Praia do Flamengo 88 — twelve floors of eclectic façade with early-Renaissance European references that earned it the nickname 'Dakota Carioca,' after New York's Dakota. It opened in 1931 and is one of the defining residential buildings of pre-war Flamengo.

The interior plates are large for the period, the materials mix imports with a notable Brazilian-granite first, and the building has been residential since the day it opened. Inventory is finite — multi-generational ownership and the building's heritage-listed status mean units surface only occasionally, usually through specialist brokers.

History

Construction began in 1930 and finished the following year. The design came from Italian architect Mario Vodret, and the building was commissioned by Portuguese commendador Gervásio dos Santos Seabra and his wife Assunta Grimaldi Seabra, who wanted it to follow early-Renaissance European models; the contractor was J.A. Costa & Cia.

Most of the material was imported, but the Seabra was the first building in Rio to use Brazilian-produced granite — a choice later buildings on the same waterfront echoed. The family kept the top three floors as a private residence. The building was listed as municipal heritage (tombamento) in 1995, and the Seabra family's upper-floor units were sold around 2011 in one of the most-cited heritage-stock deals on the Flamengo waterfront.
