About the building

Edifício Urca stands at Avenida Portugal 986, the bayfront street that runs along the base of Sugarloaf, with Guanabara Bay on one side and the mountain's granite wall on the other. It went up in 1954 and is one of the well-known addresses in a neighborhood the city protects as a heritage enclave — building heights stay low, the original streetscape is largely intact, and it remains one of the calmest residential pockets in the South Zone.

Apartments run around 260 m² with as many as four bathrooms. Urca's floor plates tend to be bigger than Copacabana's because the area grew up as a quiet residential annex to the Sugarloaf cable car and never went through the post-war density boom. Very little ever comes up for sale, and most units stay within the same families for generations.

History

The building was delivered in 1954, part of the residential growth along Avenida Portugal that followed Urca's role as the bayfront neighbor of the Sugarloaf cable-car system, running since 1912. Much of the avenue's housing stock dates to that same era, and zoning has kept the area low-rise ever since.

Urca's heritage protection — most of its early-20th-century houses and apartment buildings are tombados — has held the architectural character steady around the building, which keeps its original façade and detailing. Common areas have been refreshed over the years, and the neighborhood's longtime cultural draw (Roberto Carlos has lived a few blocks down the same avenue since the 1980s) has helped anchor a steady resident base along the strip.
