One of Barra's founding planned condominiums, laid out in 1976 with houses, lagoon-side towers and half a million square meters of green.
Landmark buildingNovo Leblon sits on Avenida das Américas at the 7600 block, running south toward the Marapendi lagoon. It mixes about 200 house lots with eight apartment buildings — each named after an Italian Renaissance artist — across more than 500,000 m² of tree-lined internal streets and green area, served by its own club and round-the-clock security.
It is one of the few Barra condominiums where you can choose between a standalone house and a lagoon-view apartment inside the same gates, and the mature planting gives it a settled, suburban feel that newer developments along the avenue have not had time to grow.
Address: Av. das Américas 7607, Barra da Tijuca, Rio de Janeiro
Novo Leblon went up in 1976 as the second of Barra da Tijuca's large master-planned condominiums, following Nova Ipanema — both products of the first development wave after Lúcio Costa's 1969 pilot plan opened the lowlands west of the Pedra da Gávea to the city.
The name was a piece of 1970s marketing aimed squarely at Zona Sul families: a 'new Leblon' with space, security and parking that the original could no longer offer. Half a century on, it reads as one of the addresses that established what living in Barra would mean.
